So you have made the decision to sell, and contacted us briefly to arrange our visit. Now our friendly agent is walking up your front path to conduct the Market Appraisal. So, what should you expect?
Firstly, you should expect a warm greeting and a friendly smile, after all these cost nothing. In fact, the whole service has cost you nothing so far (well, OK, the price of a phone call maybe?) and this appraisal is another freebie - so please enjoy it.
When we arrive, we need to have a look around the property with you. We will need to take a few details about the home, and then we will need to sit down with you and have a brief chat. Why? Well - we take our job seriously. After all, you are selling your home, and we need to give you a lot of information to consider, so perhaps you would even like to make a pot of tea at this stage, and then we can go through a few things.
There is no point us simply picking a price out of thin air and telling you that this is what we think your home is worth. We feel it is important that you know where we get this figure from, so we want to look at a few vital pieces of information with you before we tell you a price. (Please keep this quiet - a lot of agents consider the following to be a trade secret, and we don't want to upset any estate agents now, do we?)
Firstly, we need to know what 'Comparables' are available. These are other properties, similar to your home, which are currently available. Secondly, we need to consider how long these comparables have been available, as well as what prices property has actually been selling for, not just the price it has been advertised at.
You will agree that this information is very valuable, and so we have built up a database of all of the properties currently available in your area, and are happy to share this information with you. We will explain the pricing process and make sure that you can understand that the figure we give you is not just some random estimate pulled out of thin air!
Likewise, you will want to know how your property will be advertised, both on the Internet and in the newspaper as well as the property 'details' themselves - the hard copy we send to interested buyers. We will show you, there and then, exactly how these will look, and you have the important input when it comes to the images and layout we choose. Makes a difference from the old days when it would take days to see anything from your agent!
So - now you have the information about your property and competition, comparable properties in your area, a little bit of our marketing knowledge and a guide to the way we can sell your home. Next we need (in most cases) to arrange for a Home Information Pack (H.I.P.) to be prepared for your property, and we can guide you through this process and how it will work. Once that has been completed, we can go about introducing buyers to your property!
