The conveyancing process
Once a sale has been agreed the process of conveyancing begins. This starts when we receive details of the solicitors who are acting for the seller and the purchaser. At this point we send the memoranda of sales to both solicitors, and they seek formal instructions from their respective clients.
Title
The seller's solicitor will send evidence of Title (the right to sell the property) to the Buyers solicitor, who will check this and ensure it is correct.
Mortgage Details
At the same time, the seller's solicitor will arrange for the redemption of the seller's Mortgage, and the buyer's solicitor will check that the buyer has sufficient mortgage funds available.
Draft Contracts
The Buyers solicitor will send a draft contract of sale along with a number of enquiries to the sellers solicitor. These will then be passed to the seller to complete and agree. Once agreed, both parties will sign contracts for the sale.
Financial Planning
The seller's solicitor will arrange to pay off the outstanding mortgage, and the buyer's solicitor will obtain any funds required from the buyer.
Searches
The buyer's solicitor will conduct the final local searches to ensure the property is suitable for purchase. These are conducted with the Land Registry.
Exchange
At a pre-agreed time, the solicitors will 'exchange contracts' - effectively meaning the sale happens and setting the date for 'completion'.

Completion
On the 'moving date' the solicitors will finalise the transaction, paying final funds etc and the buyers solicitor will pay the stamp duty due. It's time to move in!
