How we Sell Homes
In bygone times, Estate Agents were the masters of the 'professional secret' - keeping their clients and customers in awe at their ability to sell houses! Today, things have changed. Estate Agents follow a strategy in order to generate interest in a property, which changes to suit the current market.
In it's most basic sense, property marketing is about introducing prospective purchasers to homes they may be interested in buying. During a property 'Boom' there are more buyers than sellers, and therefore this is one factor in the increasing of property prices. During downturns, more properties become available and prices remain more stable, or even go down.
The role of the estate agent is to meet the needs of his or her client - the property seller - and ensure that a sale is agreed at a price and during a timescale which is agreeable. This means that the estate agent must constantly be aware of all the properties currently available which are in competition with the sellers - a system which we call 'Comparables'.
Melvin Elgie are happy to share details of the competition with our vendors, and make no secret of the way in which we price property during our Market Appraisal process. We also tell you what methods we can use to sell your home, how many purchasers have registered looking for that type of property, and even confirm that they are in the right financial position to make an offer - which makes sense too!

Advertising
Many people still choose to search through the local paper when looking for a new home, and we ensure that we maintain a regular presence in your local papers. Importantly, we have found that the vast majority of buyers first look for a new home on the Internet, and you are now reading from the web site that many of them will find! Our advertising does not stop there! One of the first ways we get hold of our potential buyers when a new home becomes available is by text message, letting them know of our instruction and the basic details of the home. Once we have done so, we can also e-mail them or call them to discuss their requirements in more detail, and arrange for them to pay you a visit.

Viewings
People usually only buy a new home once they have seen it (in a few cases, prospective property investors may buy from property details - but it's so rare as to make no difference!) and so as estate agents a large part of our work is getting buyers through your door. Negotiating the Sale
Our role includes getting the best offer for a property - and in many cases we will receive a number of offers for the same home. This would mean we have a decision for the seller to make - which offer to accept. In order to do this we would ensure we have all of the information available at hand for the seller to use, including the potential buyer's financial position and the status of their own property (such as Home to Sell or Non Dependant - for more information see our handy Glossary of Terms).
Managing the Sale
There is a lot of 'behind the scenes' work which every good estate agent will have to do to ensure the smooth progression of a sale. This includes a lot of liaison work with solicitors, surveyors and even other agents (yes - even we have to deal with them sometimes!) to ensure everyone gets to the point of moving as soon and painlessly as possible.
